ADVISORYAdvisory services range from high level strategic advice, consent and resource management matters, due diligence, through to realisation and exit strategy establishment.
Through our own projects and investment experience we bring an understanding of the realities, risks and costs. This enables us to offer realistic, practical and cost effective options and opportunities. Our small company structure provides TPS with the advantage of being flexible and cost competitive. Through our involvement in projects nationwide we have a wide network of property professionals to call upon and assist us where required; providing the added benefit of using local knowledge rather than being limited to 'in-house specialists’ that larger firms tend to. At TPS we aim to provide timely and concise advice. Reporting is tailored to the level of detail required by the client, from private individuals through to corporate and public organisations. If we believe that there is little value we can add; we will advise at the earliest possible point. "We won’t attempt to reinvent the wheel" BACKGROUNDSince the establishment of TPS in 2009, we have accumulated an impressive track record. Working extensively for South Canterbury Finance and subsequently Crown Asset Management (Govt.) on asset recovery project management, we achieved approximately $150m in sales across 30+ projects. As well as achieving sales in projects where others before us had failed, we achieved approximately $30m+ in added value across approximately 350 individual sales through our strategies and management.

Project ManagemenTTPS offers a full project management service, whether it is minor subdivision or build through to comprehensive construction projects, we are able to manage the entire process. Services include:
Project Example: Proliant New Zealand TPS was initially engaged to assist in identifying potential property options and to provide a due diligence advisory service. This role evolved with TPS acquiring the Proliant site at Kawakawa Road, Feilding. The relationship has continued with Richard engaged as Project Manager for the $30m factory development. This letter is to express the gratitude of Proliant for the excellent service that you and the team at Total Property Strategies New Zealand (TPS) provided during all phases of the project for establishing operations in New Zealand. The ability to provide direction on all phases of the project, from site selection and property acquisition through consenting and facility completion was outstanding. I would like to emphasize several areas where the knowledge and effort you and your group excelled. First was in the site selection process. You took the time to fully understand what the real needs of the project required. This was a very pleasant surprise as we have had experience in the past where groups did not put forth the effort to truly understand our needs. During the process you continually looked for the best options and not necessarily what was easily identified. This resulted in a truly great site identification and acquisition of the Kawakawa road location in Feilding. Next was the effort that was put into helping us manage the consenting process. Our facility was bringing quite a diverse set of needs and requirements to the area. The TPS group was able to develop a plan to keep the entire process running through a rather complex consenting process. This allowed us to stay on time and meet corporate commitments for project completion. The final area I would like to elaborate on is the project execution. We had some definite target dates for bringing the project to completion and TPS was constantly working on efficiencies and performance improvements during project execution. The feeling that the Proliant team developed was that TPS was treating this not as a client’s project and money, but rather TPS was performing as if they were the project owner and the money there own. This is truly a rare quality and level of commitment in the project management world. Thank you very much for your commitment and hard work. Regards Randal S Fitzgerald Chief Operating Officer Project Example: Stewarts Electrical
TPS was engaged by the Blake family to manage the marketing and re-letting of their high-profile commercial property on Rangitikei Street, Palmerston North. The role included managing the marketing, along with direct negotiations with potential tenants and management/negotiations with agents. As expected the quality of the real estate attracted strong interest and an excellent quality, long-term tenancy was negotiated with Stewarts Electrical Supplies. On behalf of Helen, Susan and I would like to thank you both for all the hard work you have put into this project, including the negotiations with the various potential tenants. We are delighted with the outcome and we really appreciate the time, expertise and enthusiasm you put into the whole project. We simply could not have done it without you! Barbara Blake Now that we are up and running at our new site I thought I would send you a not thanking you for your involvement and help with our relocation. It has been but a few short months since we first looked at this site to relocate Stewarts Electrical Supplies to. For over 50 years the Stewarts business was located on the corner if Lombard and Grey Streets so the move was one that had huge implications and needed to be right. From the first introduction I realised that there was a high chance of being able to make a deal work with the TPS guys, representing the building owners. I instantly felt comfortable with your approach which was relaxed but professional. Relatively quickly an agreement was reached and we almost instantly moved to the building phase which was reasonably significant. Every step of the way we found Jeff and the team he had working with him very good to deal with. Communication was clear and obstacles were invariably easily overcome. We have ended up with a building we are delighted with. Our customers and staff are all happy with the move and we look forward to being long and prosperous tenants. Thanks to Jeff and Lynn and Richard for being so easy to deal with and we would certainly recommend your services to others. Ken Burden General Manager - Stewarts Project Example: Braxmere Fishing Lodge
Full refurbishment of 10 unit motel complex situated on the edge of Lake Taupo at Little Waihi, Turangi. TPS is extremely proud and grateful to have had the opportunity work on this at times challenging project. TPS provided a vital role in the redevelopment of Braxmere. We purchased the property in a very run down state that had been left for years. Jeff provided a huge amount of historical knowledge around the property in so many areas, legal, council, treaty claims and assisted with all consents and tradesmen. He also assisted with design both inside and out and followed the complete development of the project. Without Jeff the property would still be in the development phase! We opened in December 2013 and are proud to present to our guests a tasteful and relaxing and unique property. Annabel & Nick Whisker and Jodi & Bill Jamieson |
